01 Step 1

Figure out what you actually want

Before you start scrolling listings, spend a bit of time getting clear on the basics. What type of home are you looking for — condo, townhouse, detached? Which neighbourhoods are you drawn to? What's a must-have vs. a nice-to-have? The clearer you are upfront, the less time you waste later.

Know your budget — not just what you qualify for

The bank will tell you the maximum they'll lend you. That number isn't your budget. A better question: what monthly payment are you actually comfortable with, while still living your life? Factor in property taxes, utilities, condo fees if applicable, and a buffer for the unexpected. Buy within your means, not at the ceiling of your approval.

03 Step 3

Get pre-approved

Talk to a mortgage broker or lender before you start seriously shopping. Pre-approval tells you what you can borrow, locks in a rate for a period of time, and shows sellers you're a serious buyer. If you need a referral to a trusted mortgage professional, just ask — I have a short list of people I trust.

04 Step 4

Work with an agent

In Ontario, working with a buyer's agent costs you nothing — the seller covers the commission. What you get is someone who knows the market, knows how to structure offers, and is in your corner from search to closing. The right agent saves you time, stress, and often money.

Start viewing homes

Now the fun part. As you tour homes, pay attention beyond the surface — layout, natural light, signs of deferred maintenance, storage, noise. And think about the neighbourhood too: commute, schools, walkability, what's nearby. You're buying a lifestyle, not just square footage.

Make an offer

When you find the right place, we'll put together an offer based on comparable sales, market conditions, and what we know about the seller's situation. If there's a counteroffer, I'll walk you through your options. The goal is to get you the home at terms that make sense — not just to win at any cost.

07 Step 7

Home inspection

If conditions allow, get one. A licensed home inspector will go through the property top to bottom — structure, roof, electrical, plumbing, HVAC. If something comes up, we'll decide together whether to renegotiate, ask for a credit, or walk away. Never skip this step to be more competitive unless you fully understand the risk.

08 Step 8

Finalize your mortgage

Once your offer is accepted, your lender will finalize your mortgage. You'll choose between fixed and variable rates, and decide on your amortization period. Your mortgage professional will explain the tradeoffs — just make sure you understand what you're signing before you sign it.

09 Step 9

Appraisal

Your lender will order an independent appraisal to confirm the home's market value before advancing the funds. This is standard — nothing to worry about.

10 Step 10

Closing day

Your real estate lawyer handles the paperwork, reviews title, and coordinates the transfer of funds. You'll sign the final documents, the money moves, and the keys are yours. If you need a real estate lawyer referral, I've got a few good ones.
